Property Value Revaluations

Each year, the Valuer-General of South Australia independently and objectively determines site and capital values for every rateable property in the state (referred to as the General Valuation). Your property value may increase or decrease depending on changes to your property or because of other market influences.
The Valuer-General has recently undertaken a ‘Revaluation Initiative’ to improve the accuracy of the data that forms the basis of the annual General Valuation across the City of Burnside. This review impacts valuations applied to the 2021/22 financial year and may increase or decrease some property values.

If you have a query regarding the revised value of your property shown on your rates notice, please contact Land Services SA, who operates on behalf of the Office of the Valuer-General. You can seek further information by calling the Valuation Objections line on 1300 653 346.
If you disagree with the valuation of your property, you can object in writing to the Valuer-General within 60 days of the date of service of the rate notice. See details of the objection process for further information.
Council has not increased its rates revenue in 2021/22 however, it has recognised that some property owners may have higher rates due to the impact of the Valuer-General Revaluation Initiative. To provide some relief during this financial year, if your rates have increased by 12.5 per cent or more, then you may be eligible for an automatic rate capping rebate.
The rebate will not apply to properties that have increased in value because of significant capital improvements (eg property development over the last two years) or a change in the rate charge (i.e. changing from residential charge to vacant land, or vice versa).
