Background

The Regal Theatre precinct redevelopment aims to revitalise this iconic Adelaide cultural institution, enhancing its role as a leading performing arts venue. The project will improve accessibility, patron experience, and outdoor spaces while offering more performances and dining options.

On 17 September 2024, Council endorsed (C92024/13758) the Regal Theatre Precinct detailed design to proceed to the development application stage. Consultants Stallard Meek Flight Path Architects have prepared an updated detailed design in conjunction with Heritage SA and relevant professional consultants.

The detailed design was developed with input from Council Members and key stakeholders including residents and members of Council’s Disability Access and Inclusion Panel. The detailed design meets the following deliverables for the Master Plan endorsed by Council:

  • Improved theatre stage and equipment and new changerooms for performers to attract a much greater number and variety of performances.
  • Reconfigured Theatre foyer area to improve accessibility and amenity and restore heritage features.
  • Transform the outdoor surrounds into a vibrant and attractive public space with outdoor dining, new paving, landscaping, grass, trees and ambient lighting.
  • Restore and convert the historic cottage into a multi-purpose building with new toilets, restaurant kitchen and storage.
  • Creation of a new leasable shopfront suitable for retail or a café.
  • New DDA toilets for patrons and performers.
  • Greater site accessibility, including improved parking, wider paths and DDA-compliant ramps.
  • Environmental sustainability improvements such as rainwater storage and permeable paving

The development application proposes an overall increase to trees placed around the site, with additional new plantings, some being relocated (subject to tree health and suitability), and some being removed, including 4 regulated trees, which will be considered as part of the Development Assessment process.

Next steps

The Regal Theatre Precinct development application is currently under consideration from a planning perspective.

$2.43 million in funding has been secured for the project from the Australian Government’s Thriving Suburbs Program.

Council is now working on sourcing the final funding, aiming for construction to commence in mid-2026.
